Sealed Crawl Space

Eric W. Jones provides the ultimate sealed crawl space design that will transform this normally damp pest infested area into a nice mold and mildew free space that dramatically improves the energy efficiency, comfort and indoor air quality of the home.  Our sealed crawl space is a 3 stage process that includes 3 separate trips to the job site during new construction. Crawl space renovations usually are completed in one or two days.  We do not condition the crawl space with a vent and return from the hvac, believing that the air in the space does not need to be recirculated with the conditioned air in living spaces.  Therefore, we install a 50 cfm bath fan and vent it through the roof on new homes and side wall on existing homes. This will be sufficient in providing the crawl space with fresh air. All crawl space floors are smoothed out and covered with layer of rock dust prior to beginning installation.

Stage One:

The first stage includes completely encapsulating the piers with 12 mil poly to seal out any possibility of moisture wicking through the block and into the crawl space. In addition, we insulate the walls with rigid foam and permanently seal 12 mil poly to the walls of the crawl space. A flap is left around the base of the wall and piers to attach to the floor poly at the end of construction. Our new home foundations are built using ICF's so there won't be a need to insulate with rigid foam.

Stage Two:

After the house is under roof, we will come back to the job site and lay 6 mil poly across the floor of the crawl space. This prevents the growth of mold and mildew and protects the rock dust layer from trade contractors during the construction process when the house frequently gets wet. During construction we also run dehumidifiers in the crawl space as a precaution for moisture intrusion.

 

Stage Three:

The final stage of the process and third trip comes when the house is completed. This trip we spread a 12 mil poly over the 6 mil and seal it permanently to the flaps around the walls and piers with water proof sealing tape. Also any seams will be overlapped and sealed in the same manner.  Once completed this space is as clean and comfortable as any room in the home. It will provide a much healthier, mold free and energy efficient home.
